Termination by residential rental provider before possession A residential rental agreement terminates if the renter has not entered into possession of the rented premises and the residential rental provider has given a notice of termination of the residential rental agreement to the renter on the ground that the premises—

(a) are unfit for human habitation; or

(b) are destroyed totally or to such an extent as to be rendered unsafe.
