Refer Residential Tenancies Act 1997 Section 91ZB
A renter may provide a 14 day Notice of Intention to Vacate, regardless of whether the rental agreement is in a fixed term or periodic, if any of the following apply:
The renter has been given a Notice to Vacate (NTV) for any of the following reasons:
Section 91ZX: Repairs, Renovate or Reconstruct.
Section 91ZY: Demolition.
Section 91ZZ: Premises to be used for business.
Section 91ZZA: Premises to be occupied by residential rental provider or provider's family.
Section 91ZZB: Premises to be sold.
Section 91ZZC: Premises required for public purposes.
Section 91ZZD: End of fixed term residential rental agreement of not more than 5 years.
Section 91ZZDA: End of fixed term residential rental agreement of more than 5 years.
Section 91ZZE: Renter no longer meets eligibility criteria.
The renter requires special or personal care and needs to vacate to obtain that care.
The renter has been offered and has accepted accommodation provided by the Director of Housing or a registered housing agency.
The renter requires temporary crisis accommodation and needs to vacate to obtain that accommodation.
The renter has been given a 'Notice of Intention to Sell' and the proposed sale had not been disclosed under the mandatory disclosure requirements of Section 30D before entering into the rental agreement.
The Rental Provider has refused a request for reasonable modifications that a renter with a disability has requested in accordance with section 55 of the Equal Opportunity Act 2010.
