For this weeks Monday Kickoff I am going to revisit a video I posted about 4 months ago which focuses on the requirements of safety checks under the RTA and how these differ from compliance checks which are not required under the RTA. For five years property managers and RRP's have been confused due to the use of one word - "Compliant" - please remove this word from your vocabulary and focus on what the requirement actually is. If you are utilising companies that use the word "compliant" ask them why and ask them to change to safe or unsafe. I thought the issues that this confusion presents had been improving however over recent months and particularly the past few weeks I am hearing more and more confusion being caused by these reports and in many cases RRP's are being asked to spend money that they are not required to spend under the requirements of the Residential Tenancies Act.
